11 Signs It's Time to Call a Roofing Contractor

Your roof is one of the most important fixtures on your home.

It takes proper maintenance to help it protect everything underneath.

But, it can sometimes be hard to know what to do when.

A full replacement is necessary every 20 to 40 years, depending on what your roof is made of.

In between, maintenance is sometimes necessary to fix minor issues before they become major ones requiring more extensive repairs.

Not sure if it's time for maintenance, repairs or a full replacement?

Call a roofing contractor like us if any of the below is true:

1. Your roof is old.

The roof of your home is an investment that you can count on for many years, with most lifespans being measured in decades.

However, even a good roof doesn't last forever.

If your roof is nearing the end of its effective lifespan, it can make sense to give Acclaimed Roofing a call for a quote on a new roof.

We can discuss how long your roof can be expected to last, the process of replacing it and which roofing materials best suit your home and your needs.

2. There are water spots on your ceiling.

Water spots on the ceiling are a clear sign that your roof is leaking.

Call for an examination and estimate right away.

Left unchecked, a leaky roof can cause serious structural damage to a home. The sooner you find the issue, the sooner you can repair it.

3. You are finding roofing granules in your gutters.

The granules on your roof's shingles enhance both the appearance and the protection of your roof. They keep your home cooler, too, by blocking out some of the UV rays.

Over time, however, the granules can become dislodged from the asphalt shingles. In some cases, you may see a few granules here and there, which may not be a sign of serious wear.

However, if you are finding a lot of these in your gutters, that is a sign that your roof is wearing out and that it is time to consider replacement.

4. You can see dark stains on your roof.

Dark stains indicate issues with your roof.

They could be innocuous issues such as algae or moss growth. Or, they could be an indication of something more serious.

A qualified roofing contractor can help you get to the bottom of it. We'll help find the cause and recommend a course of action, if needed.

5. You get ice dams in winter.

Ice dams occur when heat escapes from your home and temporarily melts snow on your roof, which then refreezes in the form of a dam.

When you have ice dams, the pressure they exert on the roof can lead to water incursions into your home.

Poor attic insulation is one possible cause. A leaky roof is another. Only a qualified roofing contractor can help you tell for sure.

6. You can see parts of your roof sagging.

If your roof is not straight and sturdy, that can be a sign that your home has been subject to serious structural damage.

Get in touch with us immediately if you see a sagging area of your roof.

The longer this condition persists, the more potential damage you can wind up dealing with.

7. You have cracked or loose shingles.

Shingles are durable, but they don't last forever.

Over time, they can become worn, loose or cracked.

If you just have a few damaged shingles, you may be able to get those individual ones replaced.

We can help you determine what damage has occurred and the best way to protect your home.

8. A tree or branch has landed on your roof in a recent storm.

Storm debris can cause acute damage to the roof of your home.

If a recent storm has blown trees or branches onto your roof, it's important to have it thoroughly inspected afterward.

There could be issues that are not obvious to the untrained eye, so professional help is essential.

We can help you determine whether any serious damage has occurred and the best way to deal with it.

9. You see shingles curling.

Curling shingles are a telltale sign that your roof has seen better days.

We can help you determine if it is time to have the roof replaced and discuss roofing options with you.

Today's homeowners have more roofing choices than ever, and we can help you determine which one fits your budget and your home.

10. Your neighbors are getting new roofs.

It's not a matter of keeping up with the Joneses.

This is a sign that it's time for a new roof for one reason: in most neighborhoods, many or all of the houses were built at the same time.

If you are not sure how old your roof is, but know that other people around you are replacing theirs, it could be time to have yours looked at, too.

We can inspect your roof and let you know whether it has a few more years in it or whether it is time to consider a replacement.

11. You're thinking of moving.

When a house is for sale, one of the first things potential buyers will ask is how old the roof is.

In many cases, the sale of a home can be contingent on the sellers paying for a new roof.

If you know that yours is older, it can make sense to get ahead of the issue and have it replaced before you list your home.

You'll know that you have recent, high-quality work that will protect the home for years to come.

In some cases, simple repairs are all that is needed to get your home back in shape.

In others, you may require a full roof replacement.

But, you'll never know until you have someone inspect your roof to determine its current condition.

We have many years experience serving homeowners like you.
